When you're searching Omaha homes for sale, you have 3 choices.
You can search
You can sign a buyer agency agreement and be legally bound to that real estate agent even if you find the Omaha property and also keep searching the ads - so you can call your Realtor and ask for a showing.
Or
You can let me guide you through the maze to your perfect home. I'll do the research and the legwork so you can quit worrying about "missing" the home you want. You can go on with life, confident that you will be notified about every suitable
· Listening - so that when we're finished talking about your new home, I know exactly what you're looking for. That means I won't show you a home with 8 X 10 bedrooms if you have a king size bed and a giant headboard.
· Determining your price range. You may have cash and already know the price you want to pay. If not, I'll use current interest rates and the monthly payment you want to determine which homes to show you.
· Introducing you to lenders . I can help you find the right lender - no matter what your credit report looks like, and no matter how much money you have available for a down payment.
· Searching - Although I've seen most of the homes for sale in the Omaha Real Estate market and can choose several for you to view, I also do a search of the MLS to make sure you won't miss anything.
· Staying in touch. Unlike many Omaha Realtors, I won't forget about you if we don't find your home the first time out. In fact, I'll:
o Enter your wants into my exclusive Home Finder database so you'll be automatically informed when a new listing that fits the description comes on the market.
o Check the Omaha Homes for sale "Hot Sheet" daily and contact you when I see a new listing or a price reduction that might be "it."
· Sharing my knowledge. After viewing homes and meeting with home inspectors all these years, I've learned to spot the details that could cause you problems in the future. I'll not only point out a home's positive points, I'll alert you to the negatives.
· Pricing and negotiations. Although you make the final decisions about offers and counter-offers, I'll share my knowledge of both the Omaha Real Estate market and human nature to help you make sound decisions.
· Problem solving. Sometimes finding the house and getting your offer accepted is the easy part of purchasing a house. Problems oneither side of a real estate transaction can delay a closing - and if not handled properly, can put you right back at square one - looking for a home. Solving problems takes skill, along with a good dose of patience and persistence. That's why I often say my "real work" begins after the purchase and sale agreement is signed.
